Referral Fee Claims

Thank you for referring your client to one of our advertised rentals — this is the form that gets your referral fee paid. Complete it once, attach your brokerage’s W-9, and we’ll prepare your check as soon as the transaction closes and funds.

The Terms

How the referral fee works

South Florida Realty Management pays a referral fee to the licensed real estate brokerage that refers a qualified resident who:

  • Agrees to rent a home at our currently advertised rental rate
  • Signs a lease
  • Successfully completes a move-in for an annual residency

Payment is mailed by check to the Cooperating Brokerage’s mailing address on record with the State of Florida DBPR within three business days of the deal’s closing date. Please allow up to seven days for delivery via U.S. Mail.

The Process

Earn it in three steps

We make the rental referral process easy for you and your client — we even handle all the paperwork, and there’s no contract to lease required. Here’s what we ask:

    Show the home to your client

    Schedule and attend the showing with your client just as you would any listing.

    Please don’t share lockbox codes. Our electronic property lockbox codes are for licensed agents only. Agents who share agent-only codes with their clients are ineligible for a cooperating agent referral fee.

    Pre-qualify your client

    Before your client invests time showing and applying, please encourage them to review our published Resident Qualification Criteria. Prospective residents who meet the criteria are eligible to rent our advertised homes; those who don’t are not. Due to Fair Housing rules, we are unable to modify our published qualification criteria.

    The rental management company requires residents to meet specific criteria to rent their properties.     Have your client submit the Resident Application

    If your client selects one of our professionally managed rentals and qualifies, direct them to our Electronic Resident Application — it works on any phone, tablet, or computer, 24/7. We require one application for each adult (18 or older) who will reside at the property, and we can’t process a household until every adult’s application is in.

    The application includes fields where your client registers your name and brokerage — that’s how we associate their application with your referral, so remind them to fill it in.

    For application status updates

    For any questions I can’t answer or status updates on your application, you can email the rental management company at application@floridapm.net — include the rental home address you applied for. Don’t forget to CC me so I can stay in the loop with you and the management company.

Your claim is in our broker’s review queue. Once it’s approved and the transaction closes and funds, your check is prepared and mailed to your brokerage’s DBPR mailing address within three business days of closing. If anything needs clarifying, we’ll reach out using the contact details you provided.
